We calculate the actual mowable and maintainable areas. Larger properties require more time, equipment, and fuel. Lot size does not always equal mowable size, so we measure the true working area.
Service Complexity
Your plan is built around what your property needs, such as mowing, edging, trimming, bed maintenance, mulch resurfacing, debris removal, and seasonal preparation.
Each property requires a different level of detail.
Obstacles & Layout
Obstacles increase detail work and slow equipment movement. Examples include fences, pools, playsets, trees, narrow gates, slopes, garden beds, and decorative features.
More obstacles = more time and precision required.

Emergency Cuts (Including Short‑Notice Requests)
Emergency, last‑minute, or short‑notice requests cost more because the property is typically overgrown and requires additional time, equipment power, and cleanup. Same‑day or next‑day scheduling also disrupts the established route.
Any unscheduled, urgent, or short‑notice request falls under Emergency Cuts. This includes:
- “Can you come today”
- “Can you squeeze me in”
- “I need it done before an event”
- “It got out of hand — can you cut it now”
Emergency pricing is based on yard condition, grass height, debris volume, and the time required to restore the property.
